House Renovation and Ground Floor Refurbishment.
Discover how this house renovation transformed a dated and inefficient ground floor into a bright, open-plan living space designed for modern family life, flexibility and long-term use.
This ground floor refurbishment reimagined a constrained internal layout into a bright, functional space tailored for modern family living. The original design, dominated by a closed-off staircase and an oversized hallway, restricted natural light and disrupted flow. By reducing the hallway, removing under-stair storage and introducing open-tread stairs, daylight now passes through the centre of the property, creating an airy and inviting atmosphere.
Close collaboration with the contractor ensured that every detail, from the revised layout to the final finishes, was carefully considered. Physical models and visualisations helped the clients understand and embrace the changes with confidence. The result is a versatile, well-balanced layout that meets the family’s needs today while offering flexibility for future owners.

This project involved a comprehensive ground floor refurbishment, reimagining the kitchen, lounge, dining area, WC, hallway and storage spaces within an existing family home. The original layout was dated and inefficient, dominated by a closed-off staircase and an oversized hallway that restricted natural light and limited the flow between rooms. These issues were compounded by the positioning of the rear extension, which further reduced daylight penetration through the centre of the property.
The design approach focused on improving spatial flow and maximising natural light while retaining a practical and comfortable arrangement for everyday family life. The hallway was reduced in scale and under-stair storage was removed to open up the plan and improve visual connections between spaces. An open-tread staircase was introduced, allowing light to pass freely through the centre of the home and creating a more open and welcoming arrival space.
A key part of the reconfiguration involved switching the locations of the kitchen and dining areas. This allowed the kitchen to occupy a more generous and functional position, with improved views and better connection to the garden. The former kitchen space was re-purposed to accommodate a large pantry and retain a separate utility room, ensuring that storage and practical requirements were fully addressed without compromising the openness of the main living areas.
The revised layout creates a clear and logical relationship between the kitchen, dining and family spaces, supporting both day-to-day use and more flexible social arrangements. Materials and finishes were carefully considered to create a calm and cohesive interior, balancing warmth and durability with a contemporary aesthetic.
The design process was highly collaborative, with close coordination between client, contractor and consultant team. Physical models and visualisations were used throughout to test options and give the clients confidence in the proposed changes, particularly where the removal of familiar elements marked a significant departure from the original layout. This iterative approach allowed the design to evolve in response to feedback while maintaining a clear overall vision.
Detailed coordination during the construction phase ensured that the design intent was carried through to completion. Regular site visits helped maintain quality, resolve technical issues promptly and ensure that key details were delivered to a high standard.
The completed project has transformed the property into a light-filled, functional and adaptable home. The new layout supports modern family living while offering flexibility for future changes, demonstrating how thoughtful spatial planning and careful detailing can significantly enhance both the usability and character of an existing property.
