This residential project transformed a dated property through a carefully considered family home extension, creating a modern, open-plan layout designed to maximise light, space and views. By reimagining the kitchen, dining and family areas, the redesign introduced a spacious and flexible environment that supports shared family moments alongside quieter, individual activities.

A dedicated playroom was added to the rear of the property, keeping toys out of sight and ensuring the main living spaces remain calm and functional. The addition of a first-floor terrace provides a peaceful retreat, allowing the owners to enjoy panoramic views of the surrounding landscape. The overall design balances functionality, comfort and clarity, responding thoughtfully to the needs of both adults and children while enhancing everyday living.

  • The project centres on a large rear extension that seamlessly creates a generous open-plan kitchen, dining and family room. In addition, a dedicated playroom was incorporated to support family life while maintaining a clear separation between communal and quieter spaces. The brief was to transform the property into a cohesive and functional family home, replacing a series of smaller, self-contained rooms with a unified layout that responds to modern living.

    The property was purchased with the extension in mind, specifically to take advantage of the outstanding views toward Moel Famau. The design process began with plan options developed collaboratively with the client. The existing kitchen was opened up and extended across the full width of the rear elevation, forming a light-filled and expansive space that now functions as the heart of the home, ideal for family gatherings and entertaining.

    To the first floor, the addition of a terrace allows the owners to fully engage with the surrounding landscape. Beyond its visual appeal, the terrace provides a calm retreat from the demands of family life, offering a quiet space for relaxation while strengthening the connection between the home and its rural setting.

    The project presented a number of structural challenges, particularly in achieving the required opening spans and managing a soil pipe from the en-suite above. These constraints were resolved through the introduction of a mid-span column and the careful integration of services within the kitchen island, maintaining both the functionality and visual clarity of the space. Material choices and detailing were selected to complement the existing building while delivering a contemporary yet cohesive architectural language.

    The completed extension and refurbishment has significantly improved the usability and flow of the home while adding long-term value to the property. Our services included securing planning permission, preparing a non-material amendment, coordinating with the contractor, and delivering detailed Building Regulations drawings. The project demonstrates how thoughtful architectural design and careful problem-solving can transform a family home, exceeding the client’s expectations while responding sensitively to its setting.
