    Developing the Design

    Planning & Technical Stages
    Where required, we manage the planning process and prepare clear, thorough application documents. Once approved, we progress the design into a coordinated technical package suitable for construction.

    We provide support during tendering and help review quotations to ensure clarity on scope, quality and cost. Throughout the build, we remain available to respond to queries and help maintain the intent of the design.

  • Do I need planning permission for my project?
    Not all projects require planning permission. Some extensions and alterations may fall under permitted development, while others will need formal approval. We can advise early on what’s likely to be required and the most appropriate route to take.

    At what stage should I contact an architect?
    It’s usually helpful to get in touch as early as possible, even if ideas are still forming. Early advice can help clarify what’s achievable, identify potential constraints, and avoid unnecessary work or cost later on.

    Do you work on small projects?
    Yes. We regularly work on modest extensions, refurbishments and alterations, as well as larger and more complex schemes. The level of involvement is always tailored to suit the scale and needs of the project.

    Can you help with Building Regulations as well as planning?
    Yes. We prepare detailed technical drawings and specifications suitable for Building Regulations approval and construction, coordinating with structural engineers and other consultants where required.

    Will you recommend builders or manage the build?
    We can assist with reviewing quotations and help you appoint a suitable contractor. Where appropriate, we can also remain involved during construction to provide design support and respond to queries, but we do not act as the main contractor.

    How are fees structured?
    Fees vary depending on the scope, complexity and level of service required. We provide clear fee proposals at the outset so expectations are understood before work begins.

    Do you work outside North Wales?
    Most projects are within North Wales and the surrounding area, allowing for a hands-on and responsive approach. Occasionally we take on projects slightly further afield where it’s a good fit.
