This project focused on developing a comprehensive marketing package for a rural development opportunity in North Wales. Working closely with the client, we produced a series of materials designed to present the scheme clearly and professionally, helping potential buyers understand both the practical details and the wider vision for the site.
Alongside clear floor plans and written descriptions, we created high-quality architectural visualisation imagery to communicate the character and atmosphere of the proposed accommodation. The final marketing materials combined precise information with compelling visuals, enabling the development to be presented confidently on platforms such as Rightmove and through local estate agents.

We were introduced to a unique rural development in Graianrhyd, Denbighshire — a former farmstead with planning permission for four self-contained holiday apartments. Following approval of the scheme by others, we were approached by Simon Garrett to help prepare a comprehensive marketing package that would communicate the vision and opportunity of the site.
At the heart of the brief was the need to convey the atmosphere and experience the development could offer, rather than simply presenting technical information. While the approved architectural drawings formed the foundation of the scheme, our role was to interpret these into a clearer visual narrative — helping prospective buyers understand how the apartments might look, feel, and function once complete.
We began by developing accurate 3D models of the proposals based on the approved plans and elevations. These models allowed us to produce a suite of architectural visualisation images that balanced realism with aspiration — capturing material qualities, light, scale, and the surrounding landscape setting. The visuals were designed to resonate with potential investors and owner-operators alike, suggesting quality and flexibility without fixing the scheme to a rigid specification.
Alongside the imagery, we prepared clean, annotated floor plans for each apartment, highlighting layout, internal areas, and potential occupancy. The drawings were refined to improve clarity and readability, ensuring they complemented the marketing visuals rather than overwhelming them with technical detail.
We also supported the client in shaping the written content, refining the initial brief into structured, audience-focused messaging. The descriptions presented the apartments clearly and confidently, supported by an overview of the location, nearby attractions, and the wider potential of the development.
All of the material — visual, spatial, and written — was brought together within a professionally designed digital brochure suitable for online distribution and download. The layout followed a restrained, confident graphic style with a natural colour palette and clear typographic hierarchy, allowing the development to be presented consistently across estate agent listings, digital platforms, and enquiries generated through Rightmove.
This fast-paced commission demonstrates how well-considered visualisation and thoughtful presentation can elevate a development opportunity beyond a simple planning approval. By helping buyers connect with the character and potential of the site, the marketing materials added genuine value to the sales process.
