Aerial mock-up site plans were included to provide a clear understanding of the property’s potential.

The result is a standout package highlighting the development’s unique qualities and empowering agents to market it confidently.

  • We were introduced to a unique rural development in Graianrhyd, Denbighshire — a former farmstead with planning permission for four self-contained holiday apartments. Following approval of the scheme by others, we were approached by Simon Garrett to help prepare a full marketing package that would showcase the vision and potential of the site.

    At the heart of the brief was the need to communicate the experience and atmosphere the development could offer, not just the facts and figures. While technical drawings formed the basis of the approved scheme, our role was to interpret those into something richer — helping prospective buyers visualise how the apartments might look and feel once complete.

    We began by developing accurate 3D models of the proposals, working from the approved plans and elevations. These were then used to create a suite of visualisations that carefully balanced realism with aspiration — capturing materiality, light, scale, and the wider landscape setting. These images were designed to resonate with potential investors and owner-operators alike, providing just enough detail to suggest quality and flexibility without locking the scheme into a fixed specification.

    Alongside this, we produced clean, annotated floor plans for each unit, highlighting layout, internal areas, and potential occupancy. The plans were simplified to enhance legibility, ensuring they supported the marketing visuals rather than overwhelming them.

    We also supported the client with written content, drawing on their initial brief and refining it into structured, audience-appropriate messaging. The descriptions presented the apartments clearly and confidently, supported by an overview of the location, local attractions, and business potential. Throughout, our aim was to present the opportunity as well-considered, high quality, and investment-ready — without over-promising or resorting to cliché.

    All of the content — visual, spatial, and written — was brought together in a professionally designed PDF brochure formatted for online listing and download. The design followed a neutral, confident aesthetic with a natural colour palette and clear typographic hierarchy. It allowed the project to be presented consistently across digital platforms, estate agent listings, and email enquiries.

    This was a fast-paced, focused commission — and a great example of how well-produced visualisations and considered presentation can elevate a development opportunity beyond the ordinary. By helping the audience connect with the feel and potential of the site, we were able to add real value to the sales process.
